Private equity backed consolidators are unusually active in this trade, and they pay real premiums for clean books, a stable service base, and a management layer that stays. The DC area's dense stock of federal, institutional, and Class A commercial buildings runs on service contracts, and HVAC companies holding them are exactly the recurring-revenue asset this market's buyers want.
